- $1 - $20 million in sales, 5 years of operations
- Profit margins greater than 10%
- Hard assets preferable
- Cash flow positive
- Controlling interest or private lender in certain situations
- Exiting shareholder or generational transfers are great transaction profiles
Real Estate
Multifamily Rental (Apartments and Student Housing)
- Well-situated rental communities ranging from duplexes to over 200 units
- Class B & C
- Built in 1960s or later
- Market-rate
- Sunbelt states
Mobile Home & RV Parks
- All-age and age-restricted parks
- 10 - 200+ sites
- Preference for communities on public utilities
- Sunbelt states
Land & Other Assets
- Raw land for future development
- Special situations or distressed transactions
